The territory of Bangkok consists of 50 Khet districts, which are divided into 154 Khweeng microdistricts. The historical center of the city is the island of Rattanakosin, which means “highest jewel”. It is here that the Royal Palace and the main temples of the Thai capital are located. The island is surrounded by a network of canals, on the banks of which the most expensive restaurants and hotels are concentrated.

  • The Banglampu area is famous for Wat Chana Songkhram and Wat Indravihan, the Museum of King Prajahipok, the Democracy Monument and other attractions. There are many places to stay for the night, but not all of them are of good quality.
  • Another area popular with tourists is Chinatown, famous for its markets, pawnshops, jewelry stores and other outlets. The Temple of the Golden Buddha Wat Trai Mit is also located here.
  • Silom is a business district with skyscrapers, business centers and offices of large companies. It is not very rich in tourist attractions, but there is excellent shopping.
  • Siam Square is Bangkok’s main shopping area. Here are the largest shops, the prices of which differ markedly from those in Silom and other tourist areas. “Must Sea” – Siam Ocean World Aquarium, Jim Thompson House Museum, Suan Packard Palace, Bangkok Art and Cultural Center.
  • Pratunam is the most popular place for foreigners to stay. There are many shops and markets, as well as hotels and hostels with affordable prices and good service.

Types of real estate

The most popular and inexpensive type of real estate is the so-called studio, which is a one-room apartment without a kitchen or with a small kitchen block. The standard footage for such a living space is about 35 square meters. You can find a studio and a smaller size.

Apartments from 50 square meters to 200 are proper apartments with several rooms. The price depends on:

  • the number of bedrooms, 
  • the area where housing is purchased, 
  • the absence or presence of parking, 
  • a swimming pool on the territory, etc. 

There are no large kitchens even in the most expensive apartments.

When it comes to detached housing, a villa or a bungalow is not easy enough to own. The fact is that in accordance with Thai law, a foreigner cannot be the owner of the land. You can overcome this either by taking the plot on which the villa is located on a long-term lease, up to thirty years, with a subsequent extension, or by making a deal through a Thai “intermediary” who will be the actual owner of the property. But in fact, no agency will provide a guarantee for the renewal of the lease if you bought a villa, and to overcome the real “mediation” you will have to make a lot of effort.

Rent or buy

To rent or buy is the first question asked by those who want to own property in Thailand. Answering, you need to remember not only the difficult situation with land, but also the restrictions imposed when buying any apartment, be it studios or luxury apartments.

Apartment buildings with landscaped surroundings or condominiums are available to foreign buyers only if the percentage of foreigners living in the building does not exceed 49%. The area of ​​​​the apartment is measured not by internal, but by external walls, that is, a possible balcony is already included in the total footage, which significantly reduces the volume of real living space upon purchase, up to 2-3 square meters. All expenses for the operation of the territory are borne by the owners of the apartment. If the future homeowner plans to rent it out, then you need to remember that the tourist season in the main centers of Thailand, such as Pattaya, is indeed year-round, but on the islands it still falls only in the time between November and February.
